These terms apply to every booking made through this website. By paying for a booking you accept them.

Bookings and payment

A booking is confirmed when payment succeeds through Paystack. Prices are per property visit, in Nigerian Naira. Preferred dates are requests, not guarantees: we confirm the exact visit time by email and phone.

Access to the property

You are responsible for arranging access to the property at the agreed time, including any estate gate pass or attendant. If we cannot access the property, the visit can be rescheduled; visits abandoned because of failed access may attract a rebooking fee.

Reports

Reports are compiled from photographs and notes taken during the visit and issued as PDFs to the parties named on the booking. Reports are neutral condition records: they are evidence, not legal advice, and they record condition rather than assign blame.

Deposits and disputes

We do not hold deposits or make deposit decisions. Our reports support the decision-making of landlords, agents and tenants; final decisions remain with the parties to the tenancy.

Cancellation and refunds

Cancel more than 24 hours before the scheduled visit for a full refund. Cancellations within 24 hours of the visit, or visits missed because of failed access, may be rescheduled rather than refunded.

Liability

Our liability is limited to the amount paid for the booking. We are not liable for decisions made using our reports, or for losses arising from conditions that were not visible or accessible during the visit.
