Questions

Common questions

Who needs an inventory report?

Landlords, letting agents and tenants all benefit. The report is the neutral photographic evidence that protects both sides at the end of a tenancy. It is what makes returning the caution fee a straightforward decision.

Do I have to be at the property during the visit?

No. Our clerk can carry out the visit with access arranged by the landlord or agent. For Premium check-in appointments we coordinate with the tenant so keys and signatures are handled on site.

Who gets a copy of the report?

Everyone named on the booking (landlord, agent and tenant) receives the PDF by email, and a copy is stored in our cloud archive so it can be retrieved years later.

What happens if the tenant damages the property?

The check-out comparison shows the difference between the move-in condition and the move-out condition. Clear damage beyond fair wear and tear is photographed and documented. That gives the landlord grounds to deduct from the caution fee, and gives the tenant protection against unfair claims.
